**Terms & conditions for Your Stay in Oak Valley Flats**

Welcome to Oak Valley Flats, your home home in the heart of our cities! We want to ensure that your stay is enjoyable and comfortable, while also respecting our home and the community. To make your stay as pleasant as possible, please take a moment to familiarize yourself with our terms and conditions.

– Guests can cancel free of charge until 30 days before arrival, 4pm. Guests will be charged 50% of the reservation if they cancel in the 15 days before check-in date. After 15 days guests will be charged 100% of the reservation.

– When paying with bank cards, fees charged by Stripe are non-refundable.

– Revolut (@diogo3em) payments are encouraged and in case of cancellation within free cancellation period, result in no fees due to Revolut ease of process.

– Security deposit (€250 Lisbon and Porto; €500 Sintra) is charged to all reservations and should be paid in cash, bank transfer or Revolut, upon arrival. Guests are refunded 7 days after boooking ends.

– Tourist tax fees charged by Lisbon (€4/night/person), Porto (€3/night/person) and Sintra (€2/night/person) will be charged separately and before arrival. Cash, Revolut and bank transfers are accepted.

**1. No Parties or Excessive Noise:**
We kindly request that you refrain from hosting parties or any loud gatherings during your stay. Please be considerate and keep noise levels to a minimum, especially between 8:00 PM and 8:00 AM.

**2. No Smoking Inside:**
To ensure the comfort and safety of all our guests, smoking is strictly prohibited inside our home. If you wish to smoke, please do so outside in the designated smoking area and make sure to properly dispose of cigarette butts in the provided receptacle. We appreciate your cooperation in keeping the interior of our home smoke-free.

**3. Respect for Our Home:**
We’ve put a lot of love and care into making our home a welcoming space for guests. Please treat our property with respect by keeping it clean and tidy. If you accidentally spill or damage something, please let us know so we can address it promptly. Do not rearrange the furniture, and do not take any items outside the property.

**4. Check-Out Procedures:**
On the day of your departure, we kindly request that you check out by the agreed-upon time. Please ensure all windows and doors are securely closed and locked, turn off all lights and appliances, and return the keys as instructed. This helps us prepare for our next guests and maintain the security of our property.
